There are advantages to buying an existing home rather than having a new home built. The primary advantage is that you do not have to go to the expense and trouble associated with building. Building a new home can be exciting, but building is getting more expensive with rising costs of building materials and labor. And of course, building a new home requires a great deal of attention and time which can be frustrating to some.
Purchasing an existing home is a much easier process and one which allow you to move into your new home fairly quickly. Whereas building a new home may take anywhere from six to twelve months, you can usually close on an existing home in thirty to forty-five days. You'll save money as well, as existing homes sell for less than new homes
When purchasing an existing home, you should follow a few important guidelines. First, identify your needs to your Realtor so they will have the necessary information to find exactly what you are looking for. Determine your price range by consulting your lender. Then decide how much you are willing to spend on a home. If you don't, you may miss out on a home that you would have really liked because it cost a little more than you said you were willing to spend. On the other hand, there is no sense in looking at homes you cannot afford.
Second, be as specific as possible about what type of home you want. Consider such things as number of bedrooms and bathrooms, the size of the home, and other amenities which are important to you. Don't forget to consider things like garage, lanai, pool, and room sizes. The more information you give your agent, the better they will be able to serve you.
Third, where do you want to live? Be as flexible as possible and at least be willing to look at homes in a variety of areas. There are a lot of very nice homes available, and the one you finally choose may not be in the area you thought you preferred.
